Qualifications

  1. Valid Photo Identification – E.G., driver’s license, state ID, or military ID
  2. Gross Monthly Income – Three (3) times the amount of rent and having been maintained for at least six (6) months prior to the application with no breaks in income. Proof of earnings from child support, alimony and/or spousal support must be court ordered and documented. Income that is temporary and has a termination date or allotment of funds will not be considered. Unverifiable or unreported income cannot be considered. Local place of employment must be within a reasonable travel distance (50 miles or less)
  3. Verification of Income – Verification through pay stubs for 2 full months, 2 months bank statements (complete statements) required, 6 month’s bank statements and current tax records (if self-employed) or leave & earning statements. Military personnel recently assigned are required to provide officer contacts. Co-signors must live within 50 miles of the property
  4. Positive Credit Report – We will pull this information as part of the application process. Applicants may not provide their own credit report print out. Extra-ordinary amounts of debt and/or reports of derogatory accounts will be subject to denial.
  5. Criminal history must be free of felonies or convictions related to drugs, crimes against persons and/or property.
  6. Verifiable rental history, home ownership, or history of any type of living arrangement must be reported for at least four (4) years – with no prior evictions or unlawful detainers filings.
  7. None of the following breeds of dog: Staffordshire Terrier, American Pit Bull Terrier, American Bully, Rottweiler, German Shepherd, Chow Chow, Doberman Pinscher, Wolf Hybrid, Cane Corso, Presa Canario, Akita, or ANY MIX of these listed breeds. Additonal deposit or Pet Rent varies by property.

A non-refundable ONLINE application fee of $30 per adult aged 18 and over is required to start processing each application. A separate application is needed for each adult. Applications are kept on file for six (6) months. Additional fees will apply to reinstate.
